NATASHA LEVAN.
Natasha has had extensive experience within the building and design industry for the last 18 years. Natasha began her career with a medium size architectural firm in South Melbourne in 1994. Since then she has gained a wealth of experience on many types of building projects ranging from commercial and institutional work through to residential, multi storey apartment projects and interior design. After working at Englehart Homes for five years she discovered her passion for residential design. Since 2003, Natasha has been operating Levan Design as a small and personalised residential building design service.

Q:What is the process for commencing my design?
A: Step 1 – Client BriefingA meeting with the client is arranged to ascertain the brief and scope of work for the project. A formal written Fee Proposal will then be prepared to undertake the project. Once this is returned signed by the client, then a site measure and analysis will be undertaken along with photos taken.
Step 2 – Concept DesignPreliminary concept drawings are prepared to match the client brief. This will normally include a site plan, floor plan and one or two elevations. Depending on the situation, sometimes more than one option is prepared to explore all design options.
Step 3 – Client Comments & Design DevelopmentDiscussions with the client about the design and any comments or changes are then taken on board and the drawings altered to suit. At this stage it is normally suggest that the client starts engaging in discussions with a builder or builders to obtain an estimated price for the project.
Step 4 – Working DrawingsOnce the client is satisfied that the project is within budget and are willing to move ahead, then full working drawings are prepared. The level of documentation will vary depending on whether a planning permit is required prior to obtaining a building permit. At this stage the appropriate consultants are organised to undertake necessary works such as soil testing, engineering, six star energy rating, land surveys and landscape design.
Step 5 – Permits
Once the preliminary working drawings are complete, the client is sent a copy for their approval and comments. Any changes or alterations are then made and the drawings finalised ready for completion. At this stage all the appropriate consultants’ work is collated so that a complete package can be presented to the client.At this stage in the process, some clients choose to undertake arranging all the permits themselves, particularly when they are going to be acting as an owner builder. Levan Design is flexible and happy to work with the clients requirements, whether that is arranging the permits on behalf of the client or not.

Q:How much does it cost?
A:An individual fee proposal is prepared at the beginning of each project. Because of the degrees of complexities from one design to another it's very hard to provide an actual cost without first speaking with you. Once a price has been agreed the following 3 stages apply:
Stage 1Concept design is at a set price per project. Any alterations are then charged at an hourly rate.
Stage 2Planning drawings are at a set price per project. Any changes to the design once completed are then charged at and hourly rate along with handling the planning application process on behalf of the client.
Stage 3Working drawings are at a set price per project. Any changes to the design once completed are then charged at and hourly rate.

Q:How long does the process take?
A:Each project is different and can vary greatly. However as an approximate guide for a single dwelling project:
Stage 1Allow approximately two-four weeks from signing the fee proposal.
Stage 2Four-six weeks to prepare documents. The planning process can vary greatly and would depend on the local council. An approximate time frame cannot be given.
Stage 3Four to six weeks.

Q:Can I be an Owner builder?
A:Yes. Many of our clients act as owner builders and we can advise you in the processes involved if required.

Q:Can I bring a design to you that I like and get you to re-draw it?
A:Yes, however significant changes would need to be made if the design belongs to another designer or if it is a display home design from a building company. At Levan Design, we prefer to incorporate your ideas into a unique concept tailored just for you and your needs and not someone else’s.

Q:Do you submit our completed plans to council?
A:There are a number of ways this part of the project can be handled. We can make the application for the building permit on your behalf, the nominated builder can also make the application closer to the time of construction commencing or the owner can arrange the permit if they are going to act as an Owner Builder.

Q:Do we need to get a soil test done?
A:A soil test is always required for a new dwelling so that the footings can be designed to suit the soil classification. A soil test is often required also for an extension. It will be determined by the scale of the project and would be something that would be advised at the conceptual design stage.

Q:Will we need the services of an engineer?
A:Structural engineering is often required for new homes and extensions. They will design the structure where it falls outside our expertise to specify. The cost will depend on the size of the project and a quote can be obtained prior to this commencing. Generally we will arrange this on the client’s behalf and it will form part of a completed document package for the client at the end of the project.

Q:What is 3D Rendering?
A:Designers understand that clients are not generally accustomed to reading 2 dimensional plans and elevations. When home designs are produced in 3D, it makes it easy for clients to see exactly what they are getting, and allows designers to successfully explore all of the design opportunities available to them

Bush fire Planning
Bush fire planning and building provisions ensure that bush fire protection measures are included for new development in areas identified as a bush fire risk.
The BMO is intended:
The Bush fire Management Overlay (BMO) includes a statutory provision in planning schemes and a map showing where the provisions apply to specific land.

* to assist to strengthen community resilience to bush fire

* to identify areas where the bush fire hazard requires specified bush fire protection measures for subdivision and buildings and works to be implemented.

* to ensure that the location, design and construction of development considers the need to implement bush fire protection measures, and.

* to ensure that development does not proceed unless the risk to life and property from bush fire can be reduced to an acceptable level.
The BMO allows applicants to see how their development will be assessed in regard to matters such as building siting, defendable space, on-site water supply and emergency vehicle access.

Swimming pools and spas
New swimming pools in Victoria now require four-sided pool fencing as the Building Code of Australia 2010 came into effect on 1 May 2010.
Drowning is the most common cause of preventable death for children under five in Victoria. Pool fencing reduces the risk of drowning to about one quarter of that of drowning in an unfenced pool. While pool fencing is demonstrated as being effective, parents or other adults should always supervise young children in a swimming pool.
Any excavation or structure capable of containing a depth of water exceeding 300mm and which is principally used for swimming, wading or paddling is classed as a swimming pool.
This includes inflatable pools, temporary pools, concrete and fiberglass inground, above ground pools, bathing or wading pool or spa.
Dams, lakes, fish ponds or fountains do not require the installation of pool safety barriers.

Buildings should not go up in smoke
Smoke alarms are compulsory and must be installed in every residential building on or near the ceiling of every storey. The Building Regulations state that smoke alarms must meet the Australian Standard AS 3786-1993. You will find a range of complying models at most electrical appliance outlets or hardware stores.
For smoke alarms to be effective, it is essential they be maintained. At the very least you should:
* Check that your smoke alarm is working by depressing the button on its outside.
* Replace your smoke alarm battery on an annual basis (if the battery is lithium ion, every ten years).
* If your smoke alarm emits a warning sound, a high-pitched single beep every 30 seconds, replace its battery.
* Clean your alarm regularly to remove dust particles.
* Familiarise yourself with the manufacturer's maintenance guidelines.

Dividing Fences
A fence between properties is usually in joint ownership, both parties need to be in agreement prior to any alterations or additions. A building permit is required for any fence exceeding 2 metres in height and whenever it is proposed to vary from the Building Regulations through the Consent and Report process. Irrespective of whether a building permit is required or not, all fences must comply with the Building Regulation. For detailed information on fences please contact either the Building Commission on 1300 815 127 or your local Council's Building Unit.
Copies of the Fencing Act 1968 can be viewed on line at Australasian Legal Information Institute website.
If you require a higher fence, a gate, or any other variation to a standard fence, you will be required to pay the full cost of the variation, as well as a half share of a standard fence.
All fencing works must be undertaken in accordance with the requirements of the Fences Act 1968, including a signed agreement, prior to authorisation of a contractor to commence the works -
Decks, Balconies, Balustrades & Handrails
Inspection statistics reveal that many rotting balconies and decks could cause injury or even death in the event of a collapse.
The following tips will help you maintain decks and balconies and, importantly, the safety of those who use them:
* Look for any compression or deformation of the supporting posts, beams or joists. Decayed timber will feel soft and spongy.
* Check underneath decks or balconies and look for deterioration, particularly where timber members join.
* Make sure the deck or balcony structure is properly fixed to the building.
* Check the base of timber posts for rot & brackets and bolts for signs of rust.
* Make sure water does not pool at the base of a post or wall support.
* Clean your alarm regularly to remove dust particles.
* Check handrails and balustrades to ensure they are not rotted, corroded, loose or unstable.
* Be aware certain timbers are more susceptible to external environments, requiring frequent inspections.

Energy Efficiency
New Homes
The latest change was on 1 May 2011 which means that all new homes must have:
* 6-Star energy efficient building fabric, PLUS
* water saving measures such as AAA taps and fittings and a pressure reduction valve, PLUS
* either a water tank OR a solar hot water system.
New Homes
If you are intending to renovate or extend your home or re-locate an existing home after 1 May 2011, the design of your extension or renovation will need to take into account the new 6 Star Standard. Minor renovations or maintenance projects and non structural works may not be affected by the new requirements.
While Councils endeavour to keep this information up to date, its always worth checking with the Building Commission website or by calling them on 1300 360 380 for the latest details on energy efficiency requirements..

Concept Design Drawings
If you are looking for ideas or already have something in mind, we can turn that into a concept design. This will usually include an overall site plan, conceptual floor plans and elevations. These drawings will be a good starting point to develop further or to obtain some initial pricing estimates from tradesmen or a builder

3D Renderings
A 3D rendering is a three dimension drawing that will give an accurate depiction of the concept design. This tool is useful for clients that find it difficult to visualise 2D working drawings.

Working Drawings
These drawings contain all the detail and information that are required to obtain a building or planning permit and for a builder will use to build from and quote off. A set of working drawings will normally include a site plan, floor plans, existing conditions and demolition plan, elevations, sections and details as required.

Planning Permits
We can arrange all the required documentation to lodge a planning permit and take care of the application process. Brief:
The heritage-listed home had already undergone a previous upgrade - a ground-floor renovation completed in the eighties. As such, the property was in dire need of an update to comfortably accommodate a family of five. With this in mind, the new project included a ground floor extension, the addition of a first floor and a complete re-imagining of the existing space. The existing terrace house façade could not be altered, due to its heritage status, however the black zinc clad second storey addition to the property provides a unique counterbalance to the red-brick suburban home, updating the tired exterior with contemporary detail. The original interior was comprised of a large dining room at the rear of the house, separated by a dividing wall from a small kitchen and family area with no access to the garden. Demolishing the dividing wall opened these areas up considerably and provided garden access to all three, giving the rear of the house a spacious, light-filled and inviting atmosphere. The new kitchen features a stunning, original 1800s French chandelier, which was restored during the renovation process and dangles from a period ceiling rose. This casts a delicate and elegant light over evening meals - a subtle reminder of the period significance of the home. The kitchen is otherwise sleek and modern, featuring crisp white built-in cabinetry and stainless steel appliances. The island bench and the dining table that extends from it is a unique feature, one that allows for easy family meals but can also be converted for more formal dining occasions. Modern, fresh and spacious, this renovation balances the warmth of the historical property with the open and crisp atmosphere of a modern, functional family home

Brief:
To extend an existing three bedroom home to create an outdoor living area, new en suite to master bedroom and new home office for home business. Thanks to an innovative renovation and extension, the original 1950’s three bedroom cottage was converted into a contemporary home suitable for a young family. A spacious walk in robe and luxurious en suite was added to the main bedroom. While a new home office was another welcome addition for the client. An expansive outdoor decking area complete with water feature and retractable awning all complemented the existing treed outlook that the site enjoyed and allowed for year round enjoyment by the clients’.

Brief:
To create a large family home with multiple living areas and provide enough space for a swimming pool and outdoor living and entertaining. The sloping site was utilised to create a stunning contemporary split level home. It was elegantly built with flair, form and function in mind and designed with emphasis between indoor and outdoor living spaces. It encapsulates a contemporary and luxurious feel over a multi-level designed floor plan.

Brief:
The clients for this project were looking to down size from a large family home to a smaller home. It was decided to turn the existing house site, which was on a corner block, into a dual occupancy development. This would enable the clients to have a new, individually designed home, built to suit their needs, whilst allowing them to stay in the area which they loved.
The design takes full advantage of the sloping site by being designed in split levels. The house presents as single storey from the streets cape with the entry, master bedroom and garage all on one level. It then splits and steps up from the entry to the main living area with kitchen and large alfresco deck area overlooking the bush setting. Downstairs are the other two bedrooms with bathroom and lounge area. An appealing feature to the house is the theatre room which has taken full advantage of the steep slope and utilised the space under the house which would normally be unused. The end result has been a very modern home with a rustic twist to suit the bush setting and very satisfied clients’.Before Images:

Cherry Tree Rd
Brief:
The brief for this project was to create a large rumpus room and outdoor entertaining area that could overlook the existing tennis court. It was also to incorporate some internal reworking to make the floor plan flow and to create an en suite and walk in robe to the master bedroom.
The extension was designed with the original aesthetic of the house in mind. As such, the new rumpus room was planned with a large high pitched raked ceiling with timber lining boards. It included large chunky timber posts and large timber bi-fold doors opening on to the undercover alfresco area. The new en suite was also in keeping with the house style by including a custom made vanity with glass bowls and a feature glass brick shower wall which floods the en suite with natural light.Before Images:
